Inspection Report Review

I was a home inspector for many years. Legally, Home Inspectors only have to report on a very limited number of things. For example, they do not need to inspect every window or electrical outlet…they only need to inspect a representative number of them, which is usually one in each room. The sad truth is, if you hired a “Realtor recommended Home Inspector”, you are almost guaranteed to have received a report that does not give you all of the information you would like to have, or will downplay the observed defects. Many times the defects that are reported come with a much higher repair cost than people realize, and your Realtor will likely tell you the repair is easy or not that big of a deal. But your Realtor is working for you right? Nope, sorry to be the bearer of bad news, but they are working for their commission. Which means they want you to buy that house and they definitely don’t want a deal to fall through because of an inspection report. I inspected thousands of houses during that portion of my career and you would not believe the panic that a less than ideal home inspection brings to the deal.
